RIBA STAGE 5 - Construction (building on-site)

How we will achieve all your requirements…WEEKS 50 - 99

During RIBA Stage 5, our role is crucial and multifaceted. We begin by assisting with any mobilisation requirements necessary for the contractor to commence work on-site. Although Stage 4 aims to provide a comprehensive solution for construction, we must still review and coordinate submissions from specialists, suppliers, and subcontractors.

We’ll obtain and compile site evidence, certificates, and documentation required for Passive House certification, if targeted.

We remain available to offer guidance, answer contractor queries, and collaborate on resolving on-site issues. This ongoing engagement allows us to closely monitor progress on-site for quality, and precision. Our responsibility is not to manage the contractor's work directly, but to ensure adherence to contract drawings and documents.

A Contract Administrator (CA) oversees the building contract and, in collaboration with the cost consultant, approves payments to the contractor. This role may be fulfilled by us or the cost consultant. Sometimes, it's advantageous for us not to be the CA, as it allows us to maintain a less contentious relationship with the contractor and concentrate on delivering a high-quality building. The CA's primary duty is to facilitate a smooth process, foster positive relationships among all parties during construction, and ensure fair and impartial treatment for everyone involved.

After we finish this construction stage (RIBA Stage 5), you’ll have your dream home!

The key aims are:

  1. We will discharge any pre-start planning conditions.

  2. We'll assist with any mobilisation requirements necessary for the contractor to commence work on-site.

  3. The building contractor(s) start work on-site.

  4. We will answer contractor queries and collaborate on resolving on-site issues.

  5. We can act as Contract Administrator if required.

  6. We will visit site to check the progress of works and to monitor the quality of construction.

  7. We will liaise with building control as required to obtain a certificate of completion at the end of all construction works.

  8. This stage finishes at Practical Completion of all the building works.
