How we will achieve all your requirements…WEEKS 16 - 28
At RIBA Stage 3 we will have Incorporated all your previous feedback and all our additional research, and now we'll craft a single, comprehensive design proposal. We employ a deeply collaborative process, using all our design expertise together with your project vision, to achieve a design that will exceed your expectations.
At this stage, we refine the design in more detail, complete the floor plans, sections and elevation, finalise the exterior materials, and site layout.
We collaborate with any required consultants / specialists and prepare all our documentation for the planning submission, considering local policies and any necessary supplementary planning guidance.
We also create a comprehensive 3D digital model, produce photorealistic visualisations and a physical scale model if required.
Our rigorous design approach involves providing comprehensive explanations of our proposals to ensure the planners fully grasp our objectives. We believe that this detailed communication helps facilitates a smoother planning process. We engage directly with planners and when required we can present our ideas at committee meetings to help secure project approval.
After we finish this developed design stage (RIBA Stage 3), we'll issue a full set of planning drawings together with the 3D model you can easily view on your computer / tablet / phone and ask for your feedback before we submit our full planning application.

We will submit a full planning application pack and liaise with planning on your behalf during the planning process to ensure that they have all the information they need. After we submit your application, there will be a review and decision-making phase by the planners. This process typically lasts around 8-10 weeks, though the duration can vary based on the application type and which local Council it is. To avoid unnecessary risks, we usually pause our work during this period, awaiting the planning decision before proceeding to the next stage.
